I think Castle St/Breeds Place - Beach Terrace being on the other side of the 'road' rather than in rough alignment.

On Google streetview number 21 is TinTins bar - shabby chic, in that the original curved window structure and mosaic foyer seem to be in place.

Too young, yes indeed. Would have travelled up Old London Road a few times, but can certainly place being there to visit Fernbank when younger brother was born in 1962 - I was not yet 4 !.
