ARKO Property Management

Hi, we are considering asking ARKO to manage our 5 storey house (split into 6 flats) in St Leonards and would appreciate peoples experiences positive or negative with this company as we are finding it hard to find any reviews ,thanks!

'Arko' seem to be geared more towards managing massive blocks of flats.
As a first choice I would pop into a locally-based estate agents shop, they typically offer an individual property management service, or know of a company who has a good reputation.
Perhaps avoid the bigger nationwide chains.

As a tenant of a building managed by Arko, I would say if you care at all about what happens to people in your building, DO NOT USE ARKO.

They are terrible about getting anything fixed. All they do is keep up appearances. The outside of our building is being done up right now, while the inside rots. I believe the only reason they are doing the outside at all is because the council makes them.

We have serious security problems in our building. The front door has an entry code which is well known to vagrants and junkies in the area, but Arko will not change it because if they do they say the door will just get kicked in. Will they reinforce the door in that case? Of course not. They do not care about what happens in their buildings. They refuse to put up CCTV, or make any security improvements. They are modern-day slumlords. They'll take your money, but they'll do the absolute minimum to manage the building.

Cannot go into too much legal detail. Leasehold management is often a real problem but there are a few ways to attempt to improve a situation. A management company is only an agent of the Freeholder and they do not necessarily have the power to act independently. Leaseholders have the right to contact the Freeholder direct and get them to rectify a problem. Alternatively, if enough leaseholders are not satisfied with the Freeholder and the Management company they can utilise the Right to Manage Regulations and collectively take over the management themselves and then appoint an alternative agent. Of course does mean the leaseholders have to take some responsibility for arranging things, which in itself is not unproblematic!

Hello All. This is an official response from ARKO Property Management. As you would expect, we feel that ARKO strive to give the best service possible to our clients. If you live in a block of flats, you will be fully aware of the many problems that can arise. Some of these problems can be resolved quickly and others take more time and/or require additional service charge funds to be collected before work is carried out. In either case, we always try to do our best. In response to Bernard's comment. This particular block is Park Lane Mansions on Eversfield Place. Please feel free to go past and see how well it is maintained. Indeed it is one of the best looking buildings on the sea front. As always, when Lessee's and managing agents cooperate, we can really look after a building very well.
