Property price crash

Postby anna_b » Tue May 13, 2008 11:10 pm

Has anyone else noticed a slump in property prices lately? We're still trying to find a good sized family home (but most 4 bed houses get turned into flats these days) and I can't say I have seen any sign of prices falling, most of them are still out of our reach :(

It's a very volatile time to be buying and selling at the moment, sellers don't want to lower their price because they know a crash is imminent and want the best price they can get before they drop and buyers don't want to offer the asking price because they know a crash is imminent and don't want to be left in negative equity.

Very stressful at the moment.

I went round all the estate agents yesterday looking for a house for my parents. They all said more or less the same thing. Whilst on paper, there doesn't appear to be a significant difference, every one on the market knows they will have to accept a reduced offer. I was shown one property on the market for 400 and told they'll acept offers around 360!! Those still on the market have to sell - people will have have reasons that means they need to move, ie: relocating for work.

If you're selling too, any drop in price you have to accept is immaterial as you can expect to pay the same amount less for your new house.

I also wouldn't worry about negative equity unless you're planning to move on again quickly. Property always goes up long term and hastings still has a long way to go to catch up with the rest of the South of England so I wouldn't imagine it'll be as hard hit as more expensive areas.

Hope that helps and good luck.

We are still looking to buy in St Leonards but have a large house in Hackney to sell. We have it under offer but with the headlines at the moment are expecting a vastly reduced offer. I agree that this is only a problem if you are looking for short-term profit. Our problem is finding the right house in St Leonards. We are looking in Burton St Leonard's (The Mount etc) and there doesn't seem to be much available. If anyone hears of a sale please let me know. Looking for house or large garden flat - up to GBP400K>.

There's a lovely ground floor garden flat on Maze Hill on the market for GBP264000, 3 bedrooms and parking, overlooking St Leonards Gardens. Haven't viewed it myself but looks lovely from the outside (I have a friend who lives in the area)

Cheb - how weird - we are going to view this flat tomorrow. I agree it's in a lovely area. Do you have any other insider information I should know?
I'll let you know what we think of it.

Only just seen your post, hope the viewing went well. Sorry no other insider information to offer.

There's a lovely house on Woodland Vale road just on the market, looks bland from the outside but I have been in this one and inside is lovely, think it's 4 bedroom. might be worth a look. I know it's not quite in your chosen area but it's fairly close and is a nice road_ _ _.well I like it as I live on it.
