Hiya Scoota - I work in Greenwich, so Lewisham is really close. Prices have just shot up in SE13, for a price of a gorgeous 3 bed house in St Leonards, I can get a poxy 1 bed flat here - so think you are best to hang on to your investment here for a while!
One day I think I could handle the commute from the coast no problem, the next I think I'm mad to even contemplate it_ _ _I dunno what to do at the moment so in typical fashion will probably do nowt, at least until after Christmas :S.

London is a magnet for people on many levels:
1. Flat prices remain bouyant (but very, very expensive for what they are.)
2. Jobs opportunities are more abundant.
3. Entertainment is 7/24
4. Shopping and Dining/Socialising = excellent !!
The problem remains that you pay the price for where you live in terms of expensive property, fighting for jobs, falling over people in the rush to get "out and about" and generally a lower quality of life.
Is it worth it? - I don't really know but there comes a time when you need to move on.

Agree with all that you say, Richard - London is great for many things but it's not affordable and it's not very friendly. I've lived here for 20 years and, as you say, I think it's time for me to move to a friendlier community.
That's why I thought living in St Leonards and commuting to my job in London would give me the best of both worlds. I have a lovely boss, who does a four hour daily commute himself, and he's very happy to allow me flexible working hours, and 1-2 days a week working from home.
I do also love my job but suppose at some point I would look for something in E Sussex - so it's not a forever commute.

If you can work from home 1-2 days a week then go for it, have you considered Hastings at all_ _ _.Old Town and Clive Vale are nice.

I did consider Hastings but really like the feel of St Leonards. A while ago I found a fab flat in Warrior Square, which fell through because of legal stuff - but that's all been sorted out now and it's coming back on the market_ _ _I know that area doesn't have the best rep - but hey I live in Lewisham!
Got the Ok from the boss to do a trial commute for a few days inDecember - really looking forward to it

I love St Leonards, It seems like a lots of people are still moving here. I used to live in Westcombe so not far from Lewisham. We've been here 2 years and really like it. As Michael says if you can work from home two days a week that will make all the difference. My partner is commuting to Cambridge two days a week at the moment and that's not much fun.
The only complaint I've got is the work situation is terrible.

Trial stay is all booked! Really looking forward to trying out the commuting options - at least I will know for myself whether I can cope or not.
