I'm currently in the process of buying a house in Hastings with my partner. I'ts a nice three bed terrace on the West Hill and we'll be looking to rent a double room that will be within your budget. I dont' know if everything will have gone through in time for you but if you are interested let me know.

Unfortunately, we only have one double room available which someone else may be interested in. We may possibly have a single (not sure at this point) so you are interested in that let me know. If not, good luck with you're search.
