Hi me and hubby thinking of moving to Hastings the st leonards area Can anybody please advise possible areas to avoid we may be looking at flats in warrior square, gensing rd also the area called bohemia

It's scuzzy everywhere in Hastings and St leonards (but getting less so due to incomers thankfully) except the area at the top of Pevenesey Road, upper maze hill, albany road, Boscabel road - where it is less scuzzy and more affluent and a nicer place to live but there are still many flats occupied by scuzzballs. Bohemia is a run down area but it has good points. Warrior Square has improved but used to be a no go. Gensing and Norman road area isn't too bad but there are still many rental properties filled with neighbour from hell types.

To say it's scuzzy everywhere seems a little unfair. There are good and bad areas like any town. Try West St Leonards, Blacklands, St Helens, West Hill, Amherst etc.

My usual advice here is to read through the extensive comments posted previously on the forum. Does take a bit of effort but it avoids the sweeping generalisation that writes off a whole town as "scuzzy"! (Not a dictionary word and meaningless to many people).
There are many really nice areas in Hastings/St Leonards, you just have to do your research and also walk around getting to recognise parts you like.
If your jaundiced view perceives a whole area as undesirable, maybe you should be looking at living in a different town. Hastings is a mixed area, same as anywhere else, but it's best quality is that it is friendly, bohemian and tolerant .. and really doesn't like pretentions and people who look down on others!

Bohemia is generally a little run-down but areas above Alexandra Park may be worth considering.
For St Leonards, in the area west of London Road, there are some roads with fabulous properties, well beyond the reach of many ordinary home buyers.
Silchester road is not generally reckoned to be desirable but builders have recently been buying in that part, as property prices rose strongly (in the Hastings St. Leonards area) between 2014 and 2017 and landlords have been cashing in.
You need to do a lot of legwork and viewings over a period of many months in order to form a better opinion. There is no real substitute but with the rise of much cheaper online property agents the old-fashioned agents should be willing to help with whatever boxes you need ticking as nobody here can advise anyone sensibly without going into much further detail.
Some people just have a really good feeling about a property/location and go for it, offering the asking price and coping with whatever arises, whereas others put low offers on a bunch of properties and wait for one to fall into their lap as a distressed sale.
Horses for courses and we don't really know what an individual needs or wants in order to achieve their objective.
