the company is called MARLANS ESTATE AGENCY in st leonards windmill road.

Ruined my chances of letting a property by placing filthy, obnoxious, drug-addict tenants in the flat beneath mine. These tenants sat on the stairs of the shared hallway intimidating all my potential tenants. When I went to their office to complain, the manager Andy Williams called the police to have me removed. Postscript: the police told him to deal with my complaint and declined to remove me!

The company is a disgrace and don't care about who they put in their properties.To my amazement i have recently spoken to 3 other tenants of MARLANS, and guess what? They all have the same problem,druggies in the flats below them.One tennant complained recently 120 times and they did nothing to resolve it and do not care.
I ADVISE YOU NOW TO NEVER EVER TAKE A PROPERTY OFF THIS BUNCH OF COWBOYS.YOU WILL REGRET IT FOR THE REST OF YOUR LIFE WHILE CONTEMPLATING SUICIDE FOR THE NOISE AND DRUGS SMOKE YOU HAVE TO PUT UP WITH.THE STAFF ARE NOT TRAINED IN FINDING THE RIGHT TENANTS AND PICK ANYONE THEY LIKE WITHOUT GOING DEEPER INTO REFERENCES.
THEY ARE A DISGRACE AND SHOULD BE INVESTIGATED.
I ALSO ADVISE ANYONE THINKING OF MOVING TO HASTINGS TO THINK AGAIN,THE DRUGS ARE RIFE AND IT IS NO TOWN TO BRING CHILDREN TO.IT IS QUITE DISGUSTING.

Oh Jenny,change the record,just because you have had a bad time there is no need to blame it on the town and its people.

phone the local newspaper and ask them to run a story, keep it factual and logical and also (when you are feeling calm and collected) contact the Police and ask to speak to someone who deals with drug nuisance and find out what they can do, I'm sure they will keep an eye on the scale of the problem.

Also contact your local Councillor and get some support and see what else can be done.
The main problem with Hastings is lack of meaningful work for youth and some of the druggy types can be quite reasonable underneath but are caught in a vicious downward spiral_ _ _

Jenny23 Darling. Whilst I sympathise with your plight you lose me on your tarnishing the whole town through your own terrible experience.

I have made no secret that I think all landlords are parasites and your whining only serves to prove it.

Letting Agents are not required to be registered or to operate to certain standards except in very limited circumstances and so cannot be investigated by any agency that can act against them. ARLA, a voluntary organisation for agents set certain standards for their members, but Marlans is not a member. Marlans has a private legal obligation to the landlord who they are acting for and take their instructions from them. If not required to undertake intensive references, they will not do so. If they act on behalf of a freehold owner under the Landlord and Tenant Act1985 , then you, Jenny can take action by either calling a leaseholders meeting to seek to replace them or using the Right to Manage provisions as ordered by a Tribunal. If you will be an absent landlord then you should appoint a local agent - perhaps an ARLA member of whom there are 12 in the area.

If the block is a Section 257 HMO then the Council may be able to issue a management notice on Marlans but it will be up to the landlord to take action against the tenant, it is unlikely Marlans can do so.

UK libel laws are some of the strictest in the world and your comments were perhaps intemperate.
